Talk from the area



KK estates (Website: http://www.kk-estates.com/index.php)has been promoting the area through different project initiatives including selling of plots. The average rate/sq ft ranges from Rs 160-190. While it obvious that land sale in acre is not expected at this time, the bargain rate seems to be Rs 35 lakh per acre.

Though the question seems to be "When are we going to see the real work begin?", there is growing activity and buzz. For those who have no control on decision making, time is the answer.

  1. Real estate people with political support is inflating prices though there is no progress in IT park except for articles that come out about Trichy IT park in the news paper.

  2. Cognizant has said Madurai is in the top 5 list of future plans but didnt mention Trichy thought CTS has bought land in the Trichy IT park.

    Are they trying to dump Trichy and go to Madurai??

  3. With top educational institutions and excellent connectivity to airport (assuming roads are in place), any company with the right mind wouldnot dump Trichy. Plus real estate is still comparatively cheaper at Trichy. Also note that the STPI tax benefits are expiring by end of 2009. So there is more stimulus to get these SEZ's going.

  4. No second thoughts on educational institutions, infrastructure and real estate.Though Trichy has good connectivity to airport,ELCOT and IT companies feel Trichy doesnt have enough flights to various cities which they think is the reason why things are not moving forward.

  5. Will IT park be a reality in Trichy?? While work in other cities have begun, nothing seems to be happening. Not even the foundation laying ceremony.Why is govt. ignoring Trichy IT park??

  6. Navalpattu is a Jinx.
    Earlier the KAP Medical college was proposed is here, but never happend.Then Tamilnadu housing board build houses here, that too was a failure as no body occupied them.

    Now IT Park is proposed here.Except for Trichy, foundation was laid for IT parks in other cities.Though many big companies have shown interest, so far none of them have come forward to take land in Navalpattu.

    Will IT park break the jinx???

  7. I bought 2 acres 1 year back for 8 lakhs each.It is now going 15 lakhs.If it is jinx,it wont go up so fast.Though IT park might be delayed,the interest still seems to persist with land price being an indicator.

  8. I wouldnt consider the land price as an indicator.The realtors and politicians are using IT park name and inflating the price.

  9. I disagree on realtors inflating the price,as your claim violates the basic principle of supply vs demand. Demand goes up due to information and future prospects which reflects in the form of increased price. Plus, the increase in the price mentioned in previous post seems to be much higher than the nominal rate that one would expect for a similar investment elsewhere.

  10. If demand is there why there is no private IT SEZ coming up in Trichy.Doesn't this mean Trichy is not attractive?? Few private IT SEZ's are already coming up in coimbatore and Madurai
